Lake Macquarie City Council Requires Notice of Building Work Commencement

Lake Macquarie City Council has implemented a new requirement for individuals planning to commence building or subdivision work within the region. This regulation aligns with the Environmental Planning and Assessment Act of 1979, specifically Sections 6.6 and 6.12, to ensure compliance with legal provisions.

To initiate the building or subdivision process, the responsible party must provide advance written notice at least 2 days before the scheduled commencement date. This notice should be accompanied by essential documents, including proof of Home Building Compensation Insurance, Builder’s License, or Owner Builder’s permit. Additionally, evidence demonstrating the fulfillment of all pre-commencement consent conditions and the proposed start date of the work are necessary for submission.

For online submissions, applicants are required to upload digital copies of the mandatory documentation. Those who have previously lodged a ‘PC Appointment’ via the NSW Planning Portal can update their details accordingly. In cases where applications were not processed through the portal, an alternative form is provided for notice submission.

In-person submissions can be made at the Customer Service Centre, with staff available to assist in the completion of the Notice of Commencement of Building and Subdivision. Similar to the online process, electronic versions of the required paperwork must be provided for verification.

Lake Macquarie City Council’s initiative aims to streamline the building and subdivision procedures while ensuring adherence to regulatory frameworks. By mandating the submission of essential documentation in advance, the Council seeks to maintain transparency and regulatory compliance throughout the construction and development phases.
